Ian Watt: Hi good afternoon it's Ian Watt in Downtown Vancouver. Okay your place is flooded you, the deploy upstairs let his dishwasher overflow came down ruined your unit you got it all fixed up but make sure it's fixed up properly. Every building at one time or another isgoing to have a flood it's gonna be in a minutes no matter what building it is there's going to be a flood at some time in the building it just happens pipes break, dishwashers overflow all that kind of crap happens. But make sure you have no signing your suite that there was a flood. For example on the ceiling make sure there's no stains up there, make sure there's no bubbling on the dry wall, make sure the floor boards are not warp or anything make sure it's all fixed up when it's time for you to sell we can explain that pipes break but we can't explain why the floors are bubbling, why the ceilings are stained people think the problems haven't been resolved.
